FAQs

We answer your questions, we build your trust

Starting an architecture project or a renovation raises plenty of questions. Here we answer the most common ones so you can move forward with confidence from day one.

About the studio

What kind of architecture projects do you specialise in?

We design new-build and restoration projects in the residential sector: custom family homes for private clients and efficient residential buildings for investors.

For investors, how can you help us get the most out of a property project?

We add value from the start: we identify opportunities, design functional, efficient and attractive buildings and keep costs under control, so each project is easier to market and adds lasting value.

What makes Estudi Servera different?

We combine innovative, functional design with a multidisciplinary team that adapts to the scale of each project, offering close, personal service, architectural quality, budget control and reliable timings.

Do you work with sustainability and energy-efficiency criteria?

Yes, it is central to our work. We apply bioclimatic principles, passive design and energy-efficient solutions that improve comfort and reduce long-term costs, without unnecessary extra spending.

Which areas do you cover?

We are based in Son Servera and work across Mallorca. Knowing the island, its regulations and its trades well lets us follow every project closely.

Process and budget

How do we start a project with you?

It all starts with an initial meeting, with no obligation. We listen to your ideas, needs and expectations and then prepare a tailored proposal with a preliminary design, estimated costs and a timeline.

Do you handle the design, permits and paperwork?

Yes. We take care of every stage: architectural design, drawings, site management and all the administrative procedures, licences and permits required.

How do you keep budget and timings under control?

From the outset we set a detailed, realistic budget and a clear schedule. We keep in constant contact and supervise the works closely to make sure the agreed goals are met.

Do you have trusted builders for the works?

We are not tied to any construction company, which keeps us independent. Even so, we work with a network of trusted, good-value companies we can recommend to build your project.

How are your fees calculated and how do I ask for a quote?

Our fees are not a fixed rate: we prepare a tailored quote based on the size, complexity, time involved and the services required. Tell us about your project, with no obligation, and we'll send you a proposal.

Homes, new builds, renovations and restoration

Architecture services

As private clients, will you guide us through designing and building our home?

Yes. We guide you from advice before buying the plot through to site management: design, drawings, building permit and interiors, with the same point of contact at every stage.

I already own a plot or a building to renovate. Can you assess its potential?

Yes. We study the property in depth to make the most of it and propose design, layout and investment solutions that add value.

What do I need to start a new-build project?

Ideally, an identified plot (or a few options) and a rough idea of brief and budget. With the cadastral reference we check the applicable planning rules (buildable area, site coverage, heights and setbacks) to know what can be built before designing.

Can you help me before I buy a plot?

Yes. A pre-purchase feasibility study tells you what can be built, what constraints the plot has and the likely level of investment. It is the best way to avoid surprises.

Does my renovation need an architect’s project?

It depends on the scope. Works affecting the structure, façade, layout or use usually need technical drawings and a permit; minor works can follow a simpler procedure. We confirm it after seeing the property and the local regulations.

Can an old house be restored without losing its character?

Yes, that is precisely the aim. We study the building, keep the elements worth preserving, such as stone walls, vaults, joinery and traditional materials, and add modern structure, insulation and services.

Planning and tourism consultancy

Planning and tourism

Can any home be used as a holiday rental in Mallorca?

No. It depends on the type of property, its location and what Balearic tourism regulations and local planning allow in each area. That is why we start by checking feasibility for your specific case before any application.

What do you consider a complex planning situation?

Buildings that are non-conforming or lack a permit, homes on rural land, mismatches between land registry, cadastre and reality, planning enforcement proceedings or projects that depend on planning changes. These are cases where technical and legal matters go hand in hand, which is why we tackle them with a multidisciplinary team.

What is an inland town hotel (hotel de interior)?

It is a type of tourist accommodation provided for in Balearic regulations for buildings in historic town centres, with specific requirements such as the age of the building or its heritage listing. We check whether the property qualifies and what works are allowed before you invest in the project.

What does an agritourism project in Mallorca require?

Agritourism is a tourism activity linked to a working farm on rural land. It usually requires proving the agricultural activity (often with an agronomic study), complying with territorial planning and, depending on size, an environmental assessment. We coordinate the file with agricultural engineers and environmental specialists.

What is a planning feasibility study?

It is the preliminary analysis that establishes what planning allows on a plot or building (uses, buildable area, heights and constraints) and which procedures and timings developing it would involve. It is the basis for deciding on a purchase or investment with confidence.

Why do you work with a multidisciplinary team?

Because these cases combine technical, legal, environmental, agronomic and tourism issues. The studio coordinates the specialists each case needs, so you have a single point of contact and a coherent strategy.

Technical services

Can any works be legalised?

Not always. It depends on the land classification, the age of the works and whether they comply with current planning. That is why we always start with a feasibility study showing your real options before any application.

What documents do I need for a legalisation?

As a starting point: title deeds or land registry extract, cadastral reference, any previous permits and anything proving the age of the works (photos, bills, aerial images). We take care of the measured survey and technical documents.

When do I need an energy performance certificate?

It is compulsory to sell or let a home or commercial unit and must be registered with the regional authority. It is generally valid for ten years.

What is the habitability certificate (cédula) for?

It certifies that a home meets the minimum habitability standards. In the Balearic Islands it is required, among other cases, to connect or change utilities and to sell or let. It has a limited validity and must be renewed.

When is it worth commissioning a technical report?

Before buying a property, when cracks, damp or other defects appear, when the council requires an inspection because of the building’s age, or when an expert opinion is needed in a dispute.
