Before designing, we analyse the plot and the applicable planning rules to know exactly what can be built, so every decision is based on facts, not assumptions.
Stages of a new-build project
- Feasibility study. Regulations, buildable area, plot constraints and likely investment.
- Concept design. Siting, brief, massing and cost estimate.
- Basic design. Documents to apply for the municipal building permit.
- Detailed design. Full construction documents to tender the works.
- Site management. Supervision of quality, timings and budget.
- Completion. Completion certificate, documentation and occupancy procedures.

What do I need to start a new-build project?
Ideally, an identified plot (or a few options) and a rough idea of brief and budget. With the cadastral reference we check the applicable planning rules (buildable area, site coverage, heights and setbacks) to know what can be built before designing.
Can you help me before I buy a plot?
Yes. A pre-purchase feasibility study tells you what can be built, what constraints the plot has and the likely level of investment. It is the best way to avoid surprises.
